Today we celebrate National Cheesecake Day…. one of my favorite meals… dessert…
I have had the pleasure of eating many slices of cheescake along the way …. it’s early but already I am thinking about how to celebrate…. as I am only going to have one slice this is a tough choice..
Did you know that Rockport, Texas has its own ” cheesecake” factory… Jama’s Kitchen …
it has a great menu …. sandwiches, soups…and FANTASTIC cheesecakes….
my favorite is probably pecan praline… turtle… hmmm chocolate amaretto… no wait …. chocolate chip… aww heck….

At a recent listing appointment, one of the questions asked was how many of your listings do you sell¦ my answer was the sky is the limit¦ I make a 100% effort to advertise, market, and sell every listing¦.
So why doesn™t every listing sell¦ my answer was ¦ tell me first why you think a listing does not sell¦.
the answers are pretty much always the same¦
priced too high, interior looks bad, exterior looks bad ¦this pretty much covers every itemized reason you can come up with¦.
I said œ you missed one reason œ ¦
the buyer does NOT see a reason/value/need to buy it.
I know, it™s like opening up a can of worms¦ but it™s true¦.
IF the buyer sees value or has seen a reason to buy something¦
the buyer is gonna buy!!!!
Don™t tell me that if you are out œjust shopping around ¦ and you see a reason to buy a pair of shoes at that particular value that you are gonna just walk by
I know because I am the worst¦. My shoe closest needs a closet.
Just think about it¦ you know it™s true¦.
The seller then asked œ so how do I know that my house will sell
My answer was you don™t¦ but here is something you can be certain of¦. the listing will be consistent¦
Consistent “ reliable, steady > adhering to the same principle
Every house deserves steady attention >
> if it is not well maintained “ poorly priced “ it will sit on the market
> if the buyer does NOT see a reason to buy - it will sit on the market
>if the buyer does NOT see value “ it will sit on the market
>if an agent does NOT show a property that they do not have listed “ it will sit on the market
Every house should have a reliable agent >
> update the seller on showings & feedback given
> run a CMA as the market changes
> respond to leads the same day
>will market & advertise the house
>will communicate with the seller
Adhering to the same principle¦.whatever that may be ¦.
Just BE CONSISTENT
Every listing is different¦ the market is different¦ getting financing is different¦. Buyers are different, Sellers are different¦. Agents are different¦.
But it™s the CONSISTENCY with which you do your job that will make the difference ¦ regardless of the profession you are in¦
