In real estate this means that markets move up and down on their own time frames, and to varying degrees depending on factors like ¦
whether or not the area happens to be along the coast, a fishing community, near a naval base, college town¦ whether homes are overbuilt in the area¦
The fact that the Texas Coastal Bend real estate is hyperlocal also means that there are no national rules of thumb in American real estate;
for example¦
buyers coming from a city where it™s a buyers market are often disillusioned when an offer less than 15% of asking price does not even get a response¦
or an offer of 10% less is not accepted¦.

More homes sold in Bahia Bay than in City By The Sea¦.. just seconds away…
More homes have sold in Holiday Beach this year from than last year¦
The distance from Portland to Aransas Pass is 25 minutes ¦
Year to date 96 homes sold in Portland. 39 homes have sold in Aransas Pass.
Why is this¦ Popularity¦ this makes real estate “prime.” Sheer popularity of a place, desirability, jobs, and/or proximity to water can cause it to have its own real estate microclimate.
We see this with particular neighborhoods — and the most common evidence of this we see right now are those neighborhoods where homes for sale have continued to sell throughout this real estate recession.

Congratulations to Betty Shamel …. the 2011 Art Festival Poster Artist for the
42nd Annual Rockport Art Festival: July 2-3 in Rockport, Tx
Who is Betty??
Betty Shamel
A Native Texan and lifetime artist, Betty was born in Dallas, and grew up in the Panhandle and Rio Grande Valley. As a painter and potter, she has also lived and painted in California, Tennessee, Austria, and Mexico. Betty earned a Bachelor of Fine Arts from the University of Texas and a Master of Fine Arts from the University of Guanajuato at San Miguel de Allende.
Over Betty’s career she has ventured into ceramics, producing one-of-a-kind pieces which broaden her perspective beyond two dimensions. Her continued willingness to learn and be part of a larger community of artists is why her work continues to thrive – and how she humbly teaches her peers. A sense of humor with reverence toward nature, community, and creative thinking pervade throughout her work.
Betty now lives and works in Rockport as a painter, potter, and teacher. She has taught for more than 30 years. Her students™ works have appeared in national magazines, the first and third National Art Educators™ Electronic Galleries of the Texas Art Educators Association, winning awards for student art. In addition, Shamel has exhibited her work frequently in juried and invitational shows.

The Annual Art Festival has made Rockport the best place to be on July 4th weekend.
Located right on Aransas Bay and showcasing high-quality artists, live music, a kids’ activity tent and more, the Rockport Art Festival is always great summer fun on the Texas Coast.

Saturday, July 2: 10 am – 6 pm
Sunday, July 3: 10 am – 5 pm

$6 Adults on Saturday
