November Sales Went NUTS!!!

The acorns have fallen and the ROCKPORT real estate market … went NUTS…
November came and went…
Just the facts….
Last year November sales totaled 11 single family homes…..
Sales ranged from $65,000- $769,000
Sold/List % averaged 93.11%
$$ per square foot averaged $137.68
The average days on the market 209
This year November sales totaled 21 single family homes…
Sales ranged from $62,500 - $415,000
Sold/Listed % averaged 95.48%
$$ per square foot averaged $107.43
The average days on the market 258
More homes sold in 2011 than 2010 and the Sold/Listed % was slightly higher in 2011… BUT $$$$ per square foot FELL $30.00 per square foot.
The TOTAL $$$ sold in November this year was $495,164 GREATER THAN November sales last year….
Buyers & Sellers…. that’s NUTS!!!!
Sellers if you are waiting for the market to improve to list your home… why wait…. if you need to sell … price it right….the number of home sales did go up but the market value did declined…..
Buyers if you have been waiting for homes sales to drop some more… *****time may be running out ***** and the sellers that did take a reduction did not budge too much from the list price…
